Living in Longhua: Transit Hub and the Middle Ground
Longhua sits between central Shenzhen and the northern districts, serving as a transit hub and residential alternative for those priced out of Futian and Nanshan. It's defined by Shenzhen North Railway Station (深圳北站), one of China's busiest rail hubs.
This is the district hub for Longhua. For the ten-district comparison, see Shenzhen’s districts; for rent baselines, the cost of living guide.
The short version
A mix of old and new, industrial and residential. The area around Shenzhen North Station is all high-speed rail infrastructure, shopping malls, and new apartment towers. Further out, Longhua retains its manufacturing roots, with factories and worker dormitories alongside new residential developments.
Longhua is in transition. Every year, it becomes more residential, more developed, more connected. The metro expansion has transformed it from an outer district to a viable option for central city workers.

Why people choose it
Shenzhen North Railway Station. The transport hub that defines the district. High-speed rail to Guangzhou (30 minutes), Hong Kong (18 minutes), and cities across China. If you travel frequently by rail, Longhua puts you at the centre of the network.
Reasonable commute to central districts. Futian is 25–35 minutes away. Nanshan is 35–45 minutes. For people who work in the centre but can’t afford the rents, Longhua offers a viable compromise.
Mid-range pricing. Not as cheap as Longgang or Pingshan, but significantly cheaper than Futian or Nanshan. The area around Shenzhen North commands premiums for transport convenience; further north, prices drop.
New residential developments. Modern compounds with facilities (gyms, pools, playgrounds) at prices below central districts. Young families are the primary demographic.
Guanlan heritage. The older area around Guanlan (观澜) has Hakka heritage and a more traditional feel, offering a glimpse of pre-transformation Shenzhen.
The trade-offs
Still industrial in parts. Longhua is transitioning, but the transformation isn’t complete. Some areas remain heavily industrial, with factories and worker dormitories alongside new residential towers.
Congestion around the station. Shenzhen North Station is one of China’s busiest rail hubs. The surrounding area is congested, especially during peak travel times.
Compromise choice. Longhua is the middle ground — not as convenient as Futian, not as cheap as Longgang. You’re trading something for something. The question is whether the trade-offs work for your situation.

Shenzhen North station expansion
Shenzhen North continues to grow as a major rail hub. The June 2026 railway timetable added 39 stops at stations around the network (including Guangmingcheng), and increased high-speed trains at 350 km/h on the Beijing-Guangzhou line to 221 services (up 16). Cross-border services between Hong Kong West Kowloon and Futian also expanded. If you live near Shenzhen North, your rail connectivity keeps improving.
