Living in Guangming: Science Park and New Town Dreams
Guangming is Shenzhen's newest district, carved out of Bao'an in 2018 and designated as a 'science city.' It's where the government is building a research and innovation hub from scratch, complete with universities, labs, and the infrastructure to support them.
This is the district hub for Guangming. For the ten-district comparison, see Shenzhen’s districts; for rent baselines, the cost of living guide.
The short version
New, planned, and half-empty. Guangming is a district built on optimism about Shenzhen’s future as a research centre. The Guangming Science Park (光明科学城) is rising from former farmland, with institutions and companies moving in gradually. Around it, residential towers wait for residents.
This is Shenzhen’s bet on its next phase: not just manufacturing and tech assembly, but fundamental research and innovation. Whether that bet pays off remains to be seen.

Why people choose it
Research and innovation. Guangming Science Park is the district’s reason for existing. Research institutions, labs, and universities are moving in. If you work in research or academia, Guangming offers proximity to your workplace and a chance to be part of something new.
Very cheap housing. One-bedrooms from ¥1,800. Two-bedrooms from ¥3,000. The low prices reflect limited demand and oversupply of new housing. This may change as the science park develops.
New infrastructure. Everything is new — roads, buildings, facilities. No legacy problems, no aging infrastructure. Modern residential compounds with all the amenities you’d expect in a planned development.
Hongqiao Park. A distinctive red elevated walkway through green space, popular for photos. It’s the district’s signature landmark and a preview of the planned green infrastructure.
Guangming Farm. One of Shenzhen’s few working farms, offering a rural experience within city limits. A reminder of what this district was before the science park.
The trade-offs
Half-empty. Guangming is a district in wait-and-see mode. The science park is still developing. Residential towers are waiting for residents. You’re living in a bet on the future, not an established community.
Limited metro coverage. Only Line 6 serves Guangming, and the district is large and spread out. You’ll want to live near a metro station, or you’ll be relying on buses and bikes.
Distance from the action. Commute to Futian: 40–50 minutes. To Nanshan: 45–55 minutes. This is not a district for people who need to be in central Shenzhen regularly.
Uncertain future. Whether Guangming becomes a significant research hub or remains a half-built new town depends on whether the institutions and companies actually move in. You’re taking a risk on future development.
Key areas
Guangming Centre / Guangming Zhongxin (光明中心)
Science park core, new buildings. Researchers, academics. ¥1,800–3,000. Line 6. The heart of the science city experiment — still half-empty, but the infrastructure is there.
Gongming (公明)
Traditional town, local character. Long-term residents. ¥1,500–2,500. Line 6. The old Guangming — predates the science park by decades.
Xinhu (新湖)
Residential towers, half-empty. Early residents, speculators. ¥1,500–2,500. Line 6. New buildings waiting for tenants. A gamble on future development.
Hongqiao Park area (红桥公园)
Signature red walkway, photo spot. Young residents, weekend visitors. ¥1,800–3,000. Line 6. The district’s Instagram moment — the red elevated walkway through green space.
Key developments
Metro Line 13 completion (June 2026)
The Line 13 northern extension to Lisonglang Station opened in June 2026. This dramatically improves Guangming’s connectivity — the commute to Nanshan CBD is now about 45 minutes on a single line. Previously, getting from Guangming to Nanshan involved transfers and took significantly longer. This is the single biggest infrastructure change for Guangming residents.
Shanyan Book Cafe at Yangtai Mountain
At the northeast entrance to Yangtai Mountain Forest Park, this 300-square-metre, two-floor space features around 1,000 books on nature, history, and art. Ground floor for casual reading and coffee; upper floor hosts book clubs and creative salons. Metro Line 6 to Yangtai Mountain East Station, Exit A.
